Is this a home inspection?
No — a home inspection is a state-regulated report for buying or selling. This is a maintenance audit: what's broken, what's about to break, and what to fix first. You can use the punch list with any contractor.
Do I have to hire you for the repairs?
No. The $299 stands on its own. About half of our audit clients hire us; half take the list to other contractors. Either way, you walk away with a roadmap.
How long does the audit take?
Most homes take 90 minutes to 2 hours on site. You'll get the written PDF report within 48 hours.
What's the largest home you'll audit for $299?
The flat $299 covers homes up to 3,500 sq ft. Larger homes get a custom quote — usually $399–$499.
What if you find something outside your scope?
We'll flag it on the punch list and tell you who to call — a licensed electrician, plumber, roofer, etc. We don't pretend to do work we shouldn't.
